ROTONDA LAKES CONSERVATION ASSOCIATION
BOARD OF DIRECTORS’ MEETING
DECEMBER 5, 2018

The duly noticed Board of Directors’ Meeting of the Rotonda Lakes Conservation Association, Inc. was held on Wednesday, December 5, 2018 in the Management office at 3754 Cape Haze Drive, Rotonda West, Florida. The meeting was called to order at 12:05 p.m. by Gerry Chesney, Vice President and Chairperson. Directors in attendance were Gerry Chesney, Jim McNally, Joe Finn, Linda Konings and Tom McCombs. Also present were Property Managers Brenda Wright and Tim Freeman along with other owners per the attached sign in sheet.

MINUTES
MOTION was made by Jim McNally, seconded by Tom McCombs, and unanimously carried to approve the Minutes of the October 24, 2018 Board meeting as submitted.

TREASURER’S REPORT
Tim Freeman highlighted the monthly Financial Report noting that all accounts balance, there are no concerns, and accounts overall are in line with the budget.
COMMITTEE REPORTS
ACC: Owners/Builders of the following properties submitted plans and applications for new construction. The Association consultant reviewed the plans and applications and found that they meet the Association established criteria for new construction and addressed variances as set out below.
285 Antis Drive: After review, MOTION was made by Jim McNally, seconded by Joe Finn and unanimously carried to approve plans and application for new construction with the following contingencies:
a.) In addition to submitted landscape plan, owner to add landscape to left front garage corner
wrapping along the side garage wall.

114 Cable Drive, 354 Albatross Road, 187 Antilla Drive, 175 Arch Drive, and 344 Albatross Road: After review, MOTION was made by Joe Finn, seconded by Tom McCombs and unanimously carried to approve plans and application with the following contingencies:
1. Same colors were submitted for all 5 houses for main, trim, doors, pavers, roof, etc., please submit different paint colors for the houses and paver/roof colors if necessary. Different paint colors – not merely a shade or two different from the other colors. One of the houses can remain the same as submitted but the other 4 must be different. If one will remain with the main color SW6071 Popular Gray with SW6105 Divine White trim, please designate which house will be that color.
2. Add second garage carriage light
3. Enhance landscape plan by adding at least one other type plant mixed in with those listed on the submitted landscape plan
Contingencies must be met within fourteen (14) days. Owner/Builder to submit color changes, written evidence of second carriage light, and revised landscape plan within 14 days for Association review and approval in order that construction may continue.

101 Lomas Road: After review, MOTION was made by Joe Finn, seconded by Tom McCombs and unanimously carried to approve plans and application with the following contingencies:
1. In addition to the submitted landscape plan, owner/builder to add landscaping to both left and right garage elevations
2. Add another enhancement to front elevation such as banding or carriage lights
Contingencies must be met within fourteen (14) days. Owner/Builder to submit color changes, written evidence of second carriage light, and revised landscape plan within 14 days for Association review and approval in order that construction may continue.

170 Linda Lee Drive: After review, MOTION was made by Joe Finn, seconded by Tom McCombs and unanimously carried to approve plans and application as submitted.

Directors recommended that due to the number of applications being received on a monthly basis, builders submit ACC plans and applications two Fridays prior to the scheduled Board meetings.

RMC:
1. 182 May Court Owners submitted request to expand pool area and cage. Directors had previously reviewed and requested additional information which was supplied by owner. After discussion, MOTION was made by Jim McNally, seconded by Joe Finn to approve request.
2. 124 Albatross Road: Owners submitted request for addition to home. MOTION made by Tom McCombs, seconded by Jim McNally, and unanimously carried to approve request as submitted contingent upon owners adding landscape to left front of new addition wrapping to the left elevation.
3. 125 Wright: Owners submitted request to add garage addition. MOTION made by Joe Finn, seconded by Tom McCombs, and unanimously carried to approve request as submitted contingent upon owners adding landscape to right elevation.
4. 157 Baytree Drive: Owners submitted request to paint exterior. MOTION made by Joe Finn, seconded by Jim McNally, and unanimously carried to approve request as submitted.
5. 154 Jennifer Drive: Owners submitted request to install solar panels on roof. MOTION made by Jim McNally, seconded by Joe Finn, and unanimously carried to approve request as submitted.
6. 145 Anchor: Owner submitted final plans to install storage area on this property. MOTION made by Tom McCombs, seconded by Joe Finn, and unanimously carried to approve request as submitted.
7. 210 Jade Street: Owners submitted request to install pool. MOTION made by Joe Finn, seconded by Jim McNally, and unanimously carried to approve request as submitted contingent upon owners placing sight screen around pool equipment.

Beautification & Landscaping: Detail mow contractor submitted renewal contract proposing a $3,700 increase. After discussion, MOTION was made by Joe Finn, seconded by Tom McCombs, and unanimously carried to approve the contract renewal with a $3,000 increase and included giving Tim Freeman authority to sign contract if contractor agrees to the lesser increase.

Deed Restrictions: Brenda Wright reported that there were some violations for landscaping, broken mailbox, dirty roof, and parking violations. Most have been corrected and other owners are in the process of correcting violations.

OLD BUSINESS None at this time.

NEW BUSINESS
Attorney Retainer: Proposed attorney retainer was received. After discussion, MOTION was made by Tom McCombs, seconded by Linda Konings, and unanimously carried to sign the retainer agreement.
Gopher Tortoises: Board tabled this matter.

MEMBERSHIP INPUT None at this time.

OTHER NEW BUSINESS
Payables: None at this time.

Next Meeting: The next Board of Directors’ meeting will be held on Wednesday, January 23, 2019 at 1:00 p.m. in the Association Management Office.
